Which region is right for me — Tacoma, University Place, or Gig Harbor?
It depends on what you want from daily life. Tacoma offers urban amenities, the widest price range, and the most neighborhood variety — it’s where most first-time and move-up buyers start. University Place is predominantly residential with larger lots, waterfront enclaves, and access to Chambers Bay. Gig Harbor has the highest median price point and is known for its harbor-town atmosphere, gated communities, and luxury waterfront inventory. I’m happy to walk through the trade-offs of each based on your commute, budget, and lifestyle priorities.

What’s the commute to Seattle from each area?
From Tacoma: 35–50 minutes by car on I-5, or ~55 minutes on the Sounder commuter train. From University Place: 40–55 minutes by car via SR-16 and I-5. From Gig Harbor: 50–70 minutes by car, with the Narrows Bridge as the main choke point during rush hour. Many South Sound buyers are hybrid or fully remote, which has widened the viable commuter radius significantly.

How do property taxes compare across these areas?
All three markets are in Pierce County, so they share the same base tax structure. Individual levy rates vary by specific tax code area — Gig Harbor’s unincorporated areas often carry slightly lower rates than incorporated Tacoma or University Place. For any specific property, I can pull the exact tax record and projected annual tax before you write an offer.

Are there waterfront homes available in all three regions?
Yes — and the type of waterfront varies meaningfully. Tacoma offers Commencement Bay and Ruston Way frontage with downtown views. University Place has Chambers Bay and Narrows-facing homes with views across to Fox Island. Gig Harbor has the most diverse waterfront inventory: protected harbor homes, open-water Puget Sound frontage, and Fox Island beach properties. Pricing varies widely by water access type (no-bank vs. high-bank, saltwater vs. freshwater).
