    Buyer consultation

    We start by getting to know each other. I'll learn your goals, timeline, must-haves, and budget — and you'll get a clear picture of how I work and what to expect. This is where we decide if we're a good fit.

    Pre-approval

    Before we start touring homes, you'll connect with a lender to get pre-approved. This tells us exactly what you can spend — and signals to sellers that you're serious. I can recommend vetted lenders if you need a starting point.

    Home search

    Based on our consultation, I'll set up a custom search and we'll start touring. The first round is about calibrating — finding out what you love, what you can live with, and what's a dealbreaker. Some clients find their home in week one; others take a few months. Both are completely normal.

    Making an offer

    When the right home comes up, we move fast. I'll prepare a Comparative Market Analysis so we price the offer strategically, walk you through every line of the contract, and negotiate on your behalf with your best interests front and center.

    Inspection & due diligence

    Think of the inspection as an x-ray for your future home. A professional inspector examines everything from the foundation to the roof. We'll review the findings together and decide how to proceed — whether that's negotiating repairs, adjusting the price, or walking away with your earnest money protected.

    Closing

    Washington is an escrow state, so a neutral escrow company manages the final paperwork and transfer of funds. I'll be with you through every step — reviewing closing documents, confirming timelines, and making sure there are no last-minute surprises. Then: keys in hand.

How much do I need for a down payment in Washington State?

Down payment requirements depend on your loan type. Conventional loans typically require 3–20% down. FHA loans allow as little as 3.5% down with a credit score of 580 or higher. VA loans (for veterans and active military) and USDA loans can require zero down payment.

Washington State also offers down payment assistance programs through the Washington State Housing Finance Commission (WSHFC), including the Home Advantage and House Key programs. I work with vetted lenders who can walk you through which loan type fits your situation.

Do buyers pay real estate agent commission in Washington State?

As of August 2024, buyers are required to sign a written buyer representation agreement before touring homes, and the agreement must specify the compensation I'll receive.

In many transactions, the seller still offers to cover buyer agent compensation — but this is now negotiated rather than assumed. I'm happy to walk you through exactly how this works before we start — no surprises.

How competitive is the Tacoma real estate market right now?

The Tacoma and South Sound market is moderately competitive. Well-priced homes in desirable neighborhoods still receive multiple offers, especially in the $400K–$600K range. Compared to Seattle, Tacoma offers significantly more affordability, which continues to attract buyers relocating from the north.

Strategy matters here. I'll help you understand current conditions in the specific neighborhoods you're targeting and craft offers that are competitive without overpaying.

What closing costs should buyers expect in Pierce County?

Buyers in Pierce County typically pay 2–5% of the purchase price in closing costs. These include lender fees, title insurance, escrow fees, prepaid items, and recording fees.

On a $450,000 home, that's roughly $9,000–$22,500 in closing costs — in addition to your down payment. In some cases, you can negotiate for the seller to cover a portion of your closing costs (seller concession).
