This has changed. Following the National Association of REALTORS® settlement that took effect in August 2024, buyers in Washington State are now required to sign a written buyer representation agreement with their agent before touring homes, and buyer agent compensation is no longer automatically included in the MLS listing.

In practice, what this change means is that compensation for your buyer's agent is now a negotiated part of the transaction. Some sellers still offer to cover buyer agent fees as part of their listing strategy, and it can also be negotiated into your offer. Your agent should be transparent about how they're compensated from the very first conversation.

Sellers generally carry the largest share. Washington State's real estate excise tax (REET) runs 1.1% on the first $525,000 of the sale price, stepping up to 1.28% on amounts above that. Combined with the real estate commission, buyer's title insurance, and prorated property taxes, sellers typically see total closing costs between 6–9% of the sale price.

Buyers can expect lender fees (origination and underwriting), an appraisal, title insurance, escrow fees, prepaid homeowners insurance, prepaid interest, and property tax reserves — usually landing between 2–3% of the purchase price. On a $500,000 home, that's roughly $10,000–$15,000 on top of the down payment.

One thing that catches buyers off guard: Washington is an escrow state, meaning a neutral escrow company (not an attorney) manages the closing. Escrow fees are typically split between buyer and seller. And because Pierce County property taxes are paid in arrears, you may see a prorated tax credit applied at closing depending on your close date.
