THE PROCESS

How we'll work together

Five straightforward steps — designed around your comfort, your timeline, and your goals.

  1. 1

Let's get to know each other

We start with a no-pressure conversation about your goals, timeline, and what home means to you. This is your safe space to ask anything — nothing is off limits.

30–60 min · by phone, video, or in person
  2. 2

Get pre-approved with an affirming lender

I'll connect you with lenders I personally trust — ones who have experience working with LGBTQ+ buyers, including same-sex couples and non-traditional family structures.

    Usually 3–5 business days
  3. 3

    Find your neighborhood fit

We'll tour homes together and I'll share insider knowledge about the community feel of different Tacoma neighborhoods — which areas are most welcoming, which are up and coming, and what makes each unique.

Ongoing until you find the right fit
  4. 4

    Make an offer and negotiate

When you're ready, I'll craft a strong, competitive offer and negotiate on your behalf. I'll handle the back-and-forth so you can focus on being excited — not stressed.

    Typically 1–5 days per round
  5. 5

    Close and celebrate

We'll work through inspection, financing, and all the closing details — then hand you the keys to your new home. This moment is worth celebrating, and I'll be right there with you.

Closing day · typically 30–45 days after offer

YOUR QUESTIONS, ANSWERED

Frequently asked questions

Questions I hear most often from LGBTQ+ buyers and sellers in Tacoma.

Is Tacoma a welcoming city for LGBTQ+ residents?

Yes — Tacoma has grown significantly as an LGBTQ+-affirming community. Washington State has some of the strongest LGBTQ+ protections in the country, including anti-discrimination laws covering housing, employment, and public accommodations. Neighborhoods like the Stadium District, North End, and Proctor District are known for being particularly open and welcoming. I'm happy to share more about community resources, LGBTQ+ events, and affirming businesses in each area.

Can same-sex couples qualify for first-time homebuyer programs in Washington?

Absolutely. Same-sex couples have the same access to first-time homebuyer programs, down payment assistance, and other lending programs as any other buyer. The Washington State Housing Finance Commission (WSHFC) offers programs like Home Advantage for eligible buyers. I'll connect you with lenders who regularly work with LGBTQ+ buyers and can walk you through every available option.

What if we face discrimination during the buying process?

Washington State's Law Against Discrimination (WLAD) explicitly prohibits housing discrimination based on sexual orientation and gender identity. As your agent, I'll be watching for any red flags and will advocate strongly on your behalf. If you believe you've been discriminated against, you can file a complaint with the Washington State Human Rights Commission or the U.S. Department of HUD. I'll help guide you through the process if that ever becomes necessary.

How should unmarried partners hold title on a home?

This is a really important question. In Washington State, unmarried couples (including same-sex partners) can hold title in several ways: as joint tenants with right of survivorship, tenants in common where each owns a specified share, or other arrangements. The right choice depends on your relationship, finances, and long-term plans. I'll connect you with a trusted real estate attorney who can walk you through the options and help protect both of you.

Do I have to disclose my sexual orientation or gender identity to buy a home?

No — and no one can require you to. Your personal identity is completely private and has no bearing on your eligibility to buy a home. You'll only need to provide standard financial information for your mortgage application. With me as your agent, you can be as open or as private as you're comfortable with. This is your journey, and I'm here to make it feel safe and affirming at every step.
